Brazoria County Real Estates Stats for February took an interesting turn with the Median Sales Price.

As expected the number of Active Listings is down from last year, as it is across most of the United States.

The Number of Sales is also down along with the Median Sales Price.  The Median Sales Price has been trending up, we will continue to monitor this important indicator to see if it is a trend or a February hiccup, as all other real estate indicators are strong..

The Months of inventory has decreased significantly from Feb 2020 as we were just beginning the Covid lockdown.  As there are 3 months of inventory, meaning that all current listings can expect to be sold within 3 months, it is considered a seller’s market because houses are selling very quickly. In a seller’s market, sellers have the advantage because the demand for property exceeds supply.
